Proactive Communication


Expert Property Management relies heavily on our communication with you as the owner, as well as, with your tenant. We will educate and impart valuable information to your tenant at the onset. We will notify your tenant the next business day after a late rental payment. We will inform you of all actions taken until the rent is no longer in arrears. We will notify you within 24 hours of your tenant giving notice to vacate the property. We will commence a proactive marketing campaign the next business day, to minimize your vacancy rate.

 

Professional Management


We aim to provide you with an exceptional property management service, with property managers who have a great understanding and knowledge of Residential tenancy legislation and the fundamentals of property management. We will continually keep up to date with legislative changes and communicate pertinent changes to you and/or your tenant. We will arrange the professional photographs and create a property description that highlights the property features, the material terms, complies with legislation, and meets your approval. We work with you to ensure that your property gets the maximum exposure to the market. We will be there if any issues arise and manage them pro actively, effectively and with care.

 

Maximise Returns on Investment

 

Our ultimate goal is to assist you in maximizing the returns on your investment property. We will discuss with you what we consider to be an optimal rental charge for your investment in the current market. We will send you a comprehensive property statement annually for tax purposes. We will regularly review the market and inform you of any recommended improvements that may increase the value of your property.

 

Minimise Risk


We minimize by having stringent policies and procedures that include stringent tenant selection, zero tolerance of rent arrears, comprehensive property inspections on a regular basis and the use of trusted and competent contractors to carry our repairs and maintenance. We will qualify all applicants through an equifax credit check, prior to being put forward to you as a potential tenant. We will check an applicants previous rental history and their references to insure we place only the best tenants. We will conduct quarterly property inspections throughout the tenancy and complete a full and comprehensive inspection report with photos to avoid any disagreements at tenancy end. These reports including photos will be sent to you along with any maintenance recommendations within 24 hours of the inspection.
